My friends and I were looking for a property to rent and had the misfortune of dealing with 88 Estate Agency Ltd.
From the onset we just weren't convinced of their honesty and sincerity.
Their demands of our Identification were ridiculous. They even demanded our guarantors provide their property Deed Papers.
We used a bigger well known agency who didn't ask our guarantors to provide property Deed papers.
My advice to anyone using this agency is to avoid them, there are so many better agents then them.
As you can see from the testimonials on their page they had their webdesigner give them a commendation. Says it all doesn't it.
After reading this review they'll probably write a better review themselves or get family and friends to do some

Google Bad Review (2):  Avoid 88 estate Agency Ltd
Very poor service, very unprofessional and lazy.
They requested information which we provided, they didn't open and check our email details till we were ready to move in, then they complained that we did it wrong and refused to give us the flat.
We felt they were somewhat dishonest with their demands, their handling and their somewhat dismissive behaviour.
If you're a Landlord providing them with property then they will love you, however if you're a tenant be prepared for a tough unreasonable and bad experience. My advice is you AVOID them at all cost if you're a tenant, there are lots of better agencies out there.
88 properties Ltd must remember they act as middleman for Landlords, Tenants and new clients and each deserve to be treated fairly. You can't suck up to Landlords and just see them as your main objectives. However, i hope you keep doing what you have and hopefully many more new clients will experience the rubbish service you provide and avoid your company and hopefully you'll close down.
Btw 88 Properties Ltd, even though you gave bad service we did manage to get another flat!!
Finally, i feel there should be some form of exam and qualification an estate agents should take and acquire before being able to work in the property industry, this would weed out all the cowboys who just decide to be estate agents bringing with them their bad attitude and poor training.

Google Bad Review (2):  I have had a really negative experience with this agent, the customer service is poor. I saw a property on the weekend and was recommended to see another one by the lettings colleague. After the viewing I called the office to express my interest in viewing the property he told me about. The lady on the phone was rushing me to make an offer when I was simply trying to arrange a viewing for another flat. The lady on the phone would not listen to my enquiry and I was rushed off the phone. They do not know how to speak to applicants and do not know how to deal with enquiries correctly. I was made to feel like a nuisance rather than have my needs met. The booking process for viewings is long winded as you have to have a zoom call rather than have videos sent to you directly. The zoom call is literally a video with the colleague speaking over it. Will not be continuing my search with this agent as they made the overall experience really stressful and complicated.

I would never recommend him and I am surprised with these firve start reviews here… Matthew James has been neglectful, misleading and disloyal, to say the least. Arbitrary is a good way to describe my experience with this agency and the last tenants they found me which happened to be his friends. Matthew James promised he was going to send my neighbour a letter asking her to prune a huge overgrown Willow tree as it was covering my garden. Sadly, this did not happen as I found out from the property manager that only one letter was sent one to that purpose. It is important to say that not only the grass was affected adn disappeared, but the house was covered in cracks due to the subsidence caused by this tree. This was a combination of three factors, the size of the tree and roots, the tenants lack of care, and Matthew James' obvious neglect.

We had an agreed lease for a flat in London. The agency sent me a contract on Saturday noon with the request to send back the contract and to make a deposit until Monday 9am. They tried to call me on Saturday noon where I was unable to attend the call. I called them back twice on Saturday afternoon where no one picked up the phone.

On Monday at 12 I send them back the contract and tried to contact them again, without any luck. On Monday evening 22pm I received an email telling me that I did not meet the 9am deadline on Monday morning and that they have decided to give the flat to someone else.
It goes without saying that an international wire transfer is impossible to make over the weekend and that I have not received any follow up call from them.
I tried to solve this issue via email, but the answer I received basically was that it was my own fault and that I should not be complaining.

Furthermore and without my permission I was added to a mailing list from which up until now I still receive offers from this agency. It goes without saying that I never signed up to be on the distribution list and that I have tried unsuccessfully to unsubscribe.

Google Bad Review 1:  Here is our not very happy experience working with these guys. We rented an apartment with this agency. All rental payments were handled by the agency. We’ve moved out of the rented apartment on 17 of August. BUT we have not received back the extra money we paid to the agency (there was a standing order setup which transferred the full monthly amount on the 1st of August) AND we have not received our deposit back, even though the landlord had asked them to release it almost a week ago. Today is 10th September, almost a month passed since we moved out. Everything has been agreed with the landlord, however, the agency keeps ignoring our emails where we kindly ask to return our money.

This has been a terrible experience and I would not recommend anyone using this letting agency.
