Google Bad Review 1: Horrible experience. Appointed George after initial meeting, but then things went down hill. We were told what we wanted to do wasn't possible but he didn't provide creative thinking to resolve it. He seemed argumentative and unwilling to work with us. Initial plans got rejected by the council, and we got blamed by George for trying to do what was not possible. We tried to make some changes to the plans, but George demanded more money, after we had already paid him £1.5k upfront. When we said we were unhappy with the updated drawings and we didn't want to pay we were threatened with legal action. With a pregnant wife we didn't need that hassle so we paid up.
We then got someone else to draw the plans from scratch as we wanted, for a fraction of the price, and these flew through planning. The planners even told us that the advice George gave us about what would and would not be acceptable was incorrect. The building work has now been completed and we love our extension, but the experience with George was a monumental waste of £2k. Literally money for nothing other than a lot of stress and anguish.

Google Bad Review (2): A very disappointing experience, I conceded my poor responsiveness but in a pandemic and having other commitments of livelihood I think I can be excused.
I had expected that a planning application would warrant follow up or at least understanding of the local authorities mechanisms. I received initial drawings that included the side return which was never part of the brief but clearly to ensure use of my funds was presented anyway to give me an idea. My application was refused and after the fact advised that during the decision process the council would normally follow up on areas of concern,. they did not, but neither did George.
So the fact I needed a tree report was not advised to me, nor the fact that my roof was too high, but details only I can follow up on or pay additional fees. Appreciate the copyright issues but navigating the appeal has been my choice, given the frankly dismal service. It says something when the local authority is more helpful then your agent.
There is noting remotely humble about the service and George is never wrong, the fault appears to always lay someone else. The council or presumably myself. Having been truly green at the beginning of this process I can say I would not recommend GOA studios,
I can only assume the positive ratings relate to bigger projects.

Google Good Review: We approached George for our rear, side and loft extension because of our friend's recommendation. At the time, we met several architect and George turned out to be best – not only his in-depth knowledge of council planners, but also his empathic listening. It approves we are right. In fact, we had a bit issue with planner during the application process – the planner was changing her mind and was asking for a major change near the approval. George acted quickly and fight for our side, he even filed complaint to the senior planner. In the end, we got exactly what we are asking for with no delays. We cannot achieve it without help from George. Actually, before I wrote the review for George, I took a look on the other reviews and would like explain the way we see George and his work. Each council has their own rules in planning permission, it can vary from one planner to the other, but the fundamental cannot be challenged. The architect does not have much impact on the planner, i.e. it is unlikely to have one architect to get council approved for a complicated planning case, while the others cannot. We are in Camden – one of the most strict councils in the London. The first time I met with George, he told me what can be achieved and what the planner does not like straight away. We did come across some architects that gave us the false promise, which cannot be approved by the council. I understood that some home owners may want to push the boundaries, hoping to get more approved. In that case, the result can make them a bit disappointing. Again thank you so much for George's help, we are really happy with our new home!
