I really could not be any more dissatisfied with Smart Legal. From start to finish, the team were incompetent and poorly trained.
The additional, hidden fees not included in their initial quote were so high that they essentially doubled our fees. In the end we paid roughly £2.6k for a botched job.
The sellers solicitors explicitly noted how incompetent Smart Legal were and, in the end, Smart Legal FORGOT to process our deed of covenant and notice of transfer appropriately, to the point that we found out 6 months later from the Freeholder that we were technically not registered as the leaseholder at all and, therefore, potentially in breach.
On this- when I asked the Smart Legal team about it, they told me they had processed everything 4 months ago and then secretly processed it 24 hours later? Their lack of either capability or integrity is astounding.
I could almost cry thinking about how frustrated I felt when one thing after another went wrong with the conveyancing process.
Towards the end of our experience, I had to seek assistance from a third party solicitor simply to help decipher the utter drivel they were telling or, indeed, not telling us. In the end, I asked them to review the Smart Legal Terms and their email communications with us and they were in awe and how inflated their prices were and how vague their T&Cs were in regards to levying costs at their discretion.
Essentially, it was truly awful and I couldn't warn against them enough.
