Google Bad Review 1: At first it was Oberon who handled our conveyancing. Then mid-way through the conveyancing process he left and I was never told about it.
Later, I found out that the case was handled by Andrew Boast. I told Andrew about Phoebe from Chadwick Lawrence has been very unresponsive and not returning my calls. In the mean time, I would get a lot of calls from my estate agent and the owner's solicitors were waiting for response. So, my wife and I would chase Andrew up so that he can contact Phoebe. He would in turn pounce on to us for contacting him. He felt we were annoying, completely ignoring the fact that Phoebe had not answered any of our calls or communication for about a month. Rather than chasing her up, he would write up rude e-mails to us, the clients. I found that very disturbing and frustrating.
In the end, I had to end up calling and chasing up Chadwick Lawrence and asked them to change Phoebe off my conveyancing. Later, the case was given to Faye, who was much more responsive and thing got sorted in next few weeks.
I chose Sam conveyancing trusting that I won't have to go through such stressful times, but it seems I ended up doing all hard work. I'm sure Sam Conveyancing has/ had good consultants like Oberon, but Andrew was a disappointment.
Just to add that the review was also left on their website which was not published, so please beware that negative reviews won't show up on their own website, so the reviews can be misleading.
Some responses from Sam Conveyancing say that the sellers solicitors did not provide response, which was not true. Most responses were provided to Phoebe who sat on them for a month. She even went on a holiday without informing or delegating. Hence, several emails and stress and they (Chadwick or SAM) won't even respond to emails, hence the phone calls, which go non-responsive. The truth is that Phoebe sat on the conveyancing ignoring emails for a couple of months. Once Faye got the communication going, the process was over in a month. Again this could have been handled by SAM but they did not bother. Any conveyancing firm that takes 4 months to exchange a NO CHAIN property, the attitude of some of their staff should be questioned.
Hence, for someone reading this, make sure you are aware who is handling your case on the solicitor side and when dealing with SAM conveyancing, beware of their misleading reviews and misconstrued responses on here.

the firm can be a very slow, especially as they outsource the work to Chadwick Lawrence one they've taken thier referral fee- this is another whole different firm, and thier gooodlw reviews are horrendous. Check it yourself.
The support staff are really nice but when the proverbial hits the fan the director Andrew Boast gets involved and he is both very passive aggressive and straight up rude. He will send you emails and not even bother to speak in the phone.
MY ADVICE – read your contract with Chadwick Lawrence, SAM conveyancing's referral firm (they do the actual conveyancing)
They may be a few quid cheaper but ita a great hassle not being able to see the solictor face to face (especially when you need legal documents signed) and there is some frustration.
GET A LOCAL solicitor (check thier reviews of course) and avoid online ones like these that take no liability and shift the work to a rubbish firm.
