Google Bad Review 1: What a terrible experience it was to rent thru this company.
As far as property managers go they are the worst I have dealt with, from the Tenants perspective and from a Portfolio owner who understands how important clarity and trust is in a professional working relationship.
There are countless examples of their ineptitude, which seem to stem from a substandard level of competencies in their accounts department parallel with their maintenance team.
Basic functions seem impossibly difficult, and basic engagement is all but nonexistent.
A few examples;
• The bond and tenancy were collected, and we were overquoted £800 on the amounts. The accounts department was insistent they were right despite a clear admin blunder and proceeded to demand the money from us. Eventually logic prevailed and a director exceeded the ability of his PA and made the decision. This became the rhetoric of engagement. She would mess it up and someone else would step in to fix the issue. Over and over again with almost the whole ‘Office’ getting involved at some point.
• Towards the beginning the house was flooded, and all carpets and flooring were destroyed. It took 2 months in total to rectify the issues with multiple tradesmen attending to try and fix, carpet being removed, mould growing the walls and no communication from our ‘property manager’.
• Coming home one afternoon I was greeted by the ‘Maintenance man’ trying to pry open the windows with a screw driver as he had locked himself out, leaving his keys inside.
• A dripping shower was left unaddressed despite complaining about it for months. No compensation for lost water.
• A towel dryer fell off the wall as it had been installed poorly with weak anchor fixings, once reported the ‘Property manager’ disputed the report accusing us of hanging off the towel dryer!!! Ridiculous!
• Rats and mice ran throughout the house, despite sending a rodent guy once, the unsuccessful attempt wasn’t followed up and we continued to share our flat with multiple rodents.

• On vacating the property, the bond was held for 21 days as leverage against anything they deemed necessary. It is illegal for an agent to do this, and as it is not written into any contract or legal act that bills must be produced to satisfy their process’, they still use the leverage to their advantage. Write to them immediately after vacating and they have 10 days. If they fail to comply notify the deposit scheme, complain and consider legal action.
Overall, I would say avoid at all costs.
Despite these examples, their interaction was either accusatory, inappropriate or basically non-existent. Emails would go unanswered and calls never returned.
I have heard some horror stories in the UK, but these guys are next level.
And these companies should be ashamed of themselves.

Google Bad Review (2): Absolutely terrible rental agents. Had rats in our flat for 6 months without it being sorted out and no compassion from them. Faulty locks on the door which led to us getting broken into. George Georgiou could not be more unhelpful and, without exception, always undelivered. I would 100% recommend to avoid these agents, just like the previous reviewers suggest!
