Google Bad Review: We solicited the services of Icon Home Inspections in June 2020 after having to move for work-related reasons. Due to COVID-19, we were unable to travel from New Brunswick and therefore had to rely heavily on his abilities in determining the condition and safety of this home. He charged a COVID -19 cleaning fee to ensure he could complete the inspection thoroughly. We understand that an inspection is not exhaustive nor will it identify latent defects. However, there were some glaring deviations that should have been found that were not identified during this inspection.
He is a licenced, experienced electrician and he did catch issues with the electrical panel, wires and some outlets. He also made significant observations of issues on the property (excessive vegetation growth, eavestroughs requiring attention, a lean in the chimney, trees touching and growing over the home, pest activity, etc). We took his recommendations serious and have worked to correct them as needed.
When we were finally able to travel to the area to do a walkthrough, we made the following observations that were not noted in the inspection report:
– an outlet just hanging from the wire under the bathroom vanity that was not installed in the wall, nor was it in the proper box to be outside of a wall
– no heat register in the second floor bathroom or on the landing
– 2 floor joists cut in the unfinished basement ceiling, which were clearly obvious
– the second floor is very visibly not level, and was found to have a >1-inch slope across an 8 foot span. There was also wide cracks in the corners of the bedroom walls (wide enough to fit a nickel in) that were caused by the sag in the floor.
– the basement sink drains into the floor with no pump to the septic system. It was found later that it drains into what appears to be the propertys weeping system, same for the basement floor drain.
– the age of the water tank was determined by the date it was last serviced (2006), the actual date of manufacture was found on the tank itself to be 1999.
– the brick portion of the foundation has visible evidence of deterioration (we understand that the house inspector is not an engineer and can not guarantee that a foundation is of sound condition but notation of visible appearance was expected).
– we also were able to smell a gas leak in the laundry room, this was confirmed by an HVAC technician.
He had highlighted many times throughout the report that the light bulbs should be replaced with LED bulbs when the majority of them already were. While this is not significant, it was strange to be documented so frequently.
Overall, we were disappointed on the report provided compared to what we observed during a one-hour walkthrough. Based on reviews we had greater expectations from Michael Balaban and his company.
