Google Bad Review: It's beyond me how Folio has amassed a 4.6-star rating, has me questioning the validity of these reviews.
Folio hands down have to be one of the worst companies in the UK. Together, they have teamed up with Ballymore (Another corrupt establishment, check their reviews on Google) who own new build apartments which have been riddled with defects and we have only been here 3 months! The incompetency of both organisations is alarming.
We are currently going through an audile as there is a leak from our flat running into the apartment below. The flood is so bad, they have had to move the tenants in the flat below into a hotel temporarily.
They have been carrying works sporadically in the bathroom over the last 2 weeks. We have gone as long as 7 hours at a times without functioning toilets (We have had to urinate in bottles); Strangers walking in and out of the apartment all day; Loud noises from drilling and sawing, having to inhale dust and fumes from the work. I have had to take the days off work to ensure our belongings are safe whilst they carry out work. This is not even the shocking part……
Folio, are refusing to compensate us for the distress and inconvenience citing a clause from the contract stating they will not be giving compensation unless we are unable to ‘live in the property'. It gets better, they said they will force entry in order to carry out works which are effecting their ‘asset' (Which their manager said over the phone).
In a nutshell, they expect over £1500/mo in rent whilst they patch up the shoddy work which has been done in these apartments (no fault of ours), we are not entitled to compensation, temporary re-location whilst the bathroom is under work. They can gain access at any given time if they see fit. They have no empathy, sincerity or remorse.
I just hope the right person sees this and honestly reconsiders renting from these money-hungry cowboys, it would save you all the inevitable stress!
I will continue to spread awareness and ensure people are aware of Folio's unethical practises.
