Google Bad Review 1: We have just extended the lease on our property. As leaseholders, we pay our own legal fees and those of the freeholder. We engaged the services of a solicitors’ firm who specialise in lease extensions. Unfortunately for us, our freeholder engaged the services of Mr Garson. Our solicitor estimated her fees at £1,300. The freeholder informed us that “assuming the legal process is smooth, my lawyer (Mr Garson) is hoping to come in at under £1,300”. When it came to completion, our solicitor charged us exactly £1,300 and Mr Garson charged us £1,750 (yes, an additional £450).
Why the big discrepancy? As I understand it, our solicitors charged us for completing the lease extension (assuming no major hitches), whereas Mr Garson charges for units of time (6 minutes) each of which costs £30. So, his reading a four-sentence email costs you £30, his writing a reply costs you £30 etc. The problem with this system is you have no real idea what the fees will be, they can easily spiral out of control and there is a built-in disincentive to query the fees – or anything else. There are lots of solicitors like ours – and not just for lease extensions. Why would you settle for anything else? My advice would be to steer clear of Mr Garson.
