Google Bad Review 1:  I highly do not recommend this place especially during COVID-19. I know that most accommodations are cash grabs but this one is exceptional in that. Urbanest still owes me 2k of my early release rent that they have not paid (and its been half a year already). I have been sending emails constantly to them to complete their rigorous refund process and provide all needed documents but eventually 1-2 months back at the last stage, they just stopped replying me after assuring that the payment would be made soon. The rooms are so tiny and you pay peak Central London prices for for facilities that you probably will never use in your tenancy because of COVID-19, oh and did I mention that gym subscription has to be paid in the full sum of your whole tenancy period if you want to use it so basically you have to pay 40 weeks of gym subscription in full and upfront (btw if you are a KCL student that's great because you pay double).

Additionally, the internet here is TERRIBLE. I pity the next people that are attending any online classes here next year. I already had so much difficulty watching my lectures last year because of how unstable the internet is. To give a better example, one time I walked out of my room and my flat mate was sitting in the hallway because the internet in her room was non-existent and she had an assignment to submit.

My advice is please think of other accommodations. I only picked this place because as an international first year student, I applied through university and my choices were limited. But if you are an international student and are unsure about places to go, there are many more alternative private student accommodations with better location, better prices, better rooms and definitely better management.

Google Bad Review (2):  I don't recommend this place for student housing – as a new building, there are a lot of building problems that needed to be fixed such as constantly failing wifi, more than a few power outages, heat and hot water issues for weeks, swimming pool pH issues, no consoles in the downstairs area, lack of ability to get to know people on your floor compared to other student accommodations, and so on. It is a nice building with a great view & sound proof walls, but poor management deferring their responsibilities makes the price not worth it as a place to live while studying in my opinion.
