Google Bad Review 1:  Lacklustre marketing, our listing kept disappearing off their website and Rightmove; serious lack of communication from our designated agent, we had to constantly chase him.

Incredibly disappointed with the level of service we received from this company. When we terminated the contract no effort was made at all to try to keep us.

Really would not recommend this company.

Google Bad Review (2):  Avoid this estate agents!!!! They accepted my holding deposit for a property, I completed the application and passed all the referencing, on the day the contract was due to be signed I got a call from the agents telling me the landlord had pulled out!!! I was given no explanation and me and my children have been left homeless just before Christmas. I was offered no alternative no help at all and all of my emails have been ignored. Do not use this estate agents!!!!!! They have no care for their customers at all!!! The whole experience has been traumatic.

Google Bad Review 1:  AVOID!! When we bought our flat as first time buyers the estate agent gave us a dodgy set of keys when we completed. The set of keys then damaged the lock on our front door so we were unable to enter our property and were left locked out. The neighbours who came out to help us also spoke to the previous owners who confirmed the set of keys were dodgy. When we reached out to the estate agent for help as they gave us the keys they said it “wasn’t their problem” and “these things just happen”. They also tried to accuse us of using the wrong keys. They refused to help us and on top of that we didn’t receive any apology for the inconvenience they had caused us especially with delaying our move and leaving us stranded. As their job as an estate agent it should be their duty to check the keys are correct and working. To also add we were being chased daily before we had completed but once it came to completion they didn’t want to help. We are extremely disappointed in the service and the unprofessionalism. We would not recommend The Address estate agents.

Google Bad Review (2):  The most terrible experience in our life. Rented apartment through TheAddress that was advertised furnished, promised to be professionally cleaned and in good condition. On the day of moving in the flat was completely dirty, with lots of non-working bits, and unfurnished. After complaining to the agency, they rejected to solve any of the problems. And only after very long conversation started to deal with problems. During the first month they have not solved all of them. Even worse, we found a huge hole in the wall behind in-build kitchen furniture that is the source of mice in the flat. The agency still rejects to solve any issues and ask us to pay for every repair. Just a rip off, don't use their services.

I called to say I wanted to view a property with another interested party, was told the vendor would not negotiate the price and was treated with unmatched arrogance. Then received an email with the same property which went down by 25,000 in a few weeks. When I called and spoke to the manager he refused to show me the property and again, I was made to feel like a second class citizen. Let’s be clear, I’m a single person buying a property for 500,000! This agency is despicable

Google Bad Review (2):  I viewed a property through this estate agent. I made an offer and it was accepted by the vendor. I submitted all the necessary documents including proof of funds to this company. I instructed a professional person to conduct the survey and paid an advance payment to him.

After that I received a call from this agent informing that they accepted another offer on the instructions of the landlord. I was shocked and stunned after hearing it.

They are not professional people. They are ready to throw away anyone for the sake of “better deal” for them. Please be aware of them in advance before go with them to find a property!!

Google Bad Review 1:  Sorry for the nice people working there, but what a disaster of a company!
We found the flat we wanted through L&R, but looking run down. Offered the landlord to repaint it providing he does his share of works, like replacing a broken glass window overhanging the door way, removing the black mould impregnated all over the worktop, etc. We were promissed it would be done. The day we were given the keys, we realized that absolutely nothing had been done, that the unfurnished flat was left with old broken furniture and belongings, a gas canister abandoned outside hidden behind the shed, flush not working, boiler leaking, no inventory was ever made, nobody visited the flat after the previous tenant left.
We found another flat since, but we will never go close to Langford & Russell ever again.

Google Bad Review (2):  It’s nice to see great reviews on here but unfortunately we haven’t had the same experience – it’s been painful from start to finish. They’ve falsely advertised property features on RightMove and their leaflets but apparently they don’t have the time to update these to ensure it’s an accurate reflection. The property management team in Bromley don’t have a clue about the properties they manage and we’re constantly having to chase for an answer. We've expressed all of our concerns but they don't seem to raise these with their management team. I’d avoid using them where possible in the future – shame as we love the property we’ve moved into!

Google Bad Review (2):  I had an offer accepted on a property, back in November 2021. The team were initially very accommodating and friendly throughout the process! Amelia, Emma, Jenna and Kate were always prompt with responding to questions and requests!

Subsequently they agreed with the vendor to put the property back on the market, close to the exchange date and a higher offer was accepted. On my side solicitor and radon test fees have been lost and I am back to square one. I understand Estate Agents act for the seller and not the buyer, however one would think they would provide an after care service or at least a courtesy call to see how they can assist me with locating a new property considering how far down the line I had got!

Since the new offer has been accepted, the prompt service and willingness to help had gone straight out the window! However, by sending an email to state I would be writing negative feedback, I instantly received a response to my emails!

Very disappointing JDM – Locksbottom!

Google Bad Review 1:  Awful experience selling our home, took 2 weeks and 3 phone calls to put our house on their website and rightmove, managed 2 viewings in a month and when we tried a few “secret shopper” drop ins from friends they never mentioned our property despite specifically being asked for the same type of house. We had found a property elsewhere and when the agent there rang them she was given the impression we weren't taking their advice and were unlikely to sell which lost us the house we liked. Totally incompetent. I rang to complain and wasn't even offered an apology.

Google Bad Review (2):  Poor knowledge of the market. They were not thorough enough with valuation and failed to discover that a flat was on the market at a much lower price. I had to bring this to their attention! Also they were slow and not proactive enough. I had to look at market and call them to reduce the price. After a wasted 10 weeks contract with them no sale and we are now approaching Xmas where it slows .I truly believe we could have sold in September had we gone with another agent. Don't bother to try and sell with winkworth.

Google Bad Review 1:  I'm really unsure why anyone gives Langford Russell 5 stars. I'm beyond frustrated and disappointed by the situation my husband and I have been through with them. We rented our home out for two years and paid a premium to Langford Russell to ensure we had decent tenants and that our home was taken care of. We recently moved back to the property and have been shocked by the amount of damage to the property and the battle we have to get even the smallest amount of the deposit back which at this rate, looks very unlikely. I never felt supported by Langford Russell at any point, apart from one member of the team, Robert who always replied to requests and did his best- thank you Robert. Unfortunately the rest of the team are useless. Our tenants smashed a window, destroyed our 100 year old original front door and the blind in the front room was damaged beyond repair. This is just the tip of the ice berg. I have no idea how they vet tenants or carry out inspections. I'm frustrated, upset and frankly so fed up and wanted to give some honest feedback for future customers to consider.

Google Bad Review 1:  It was by far my worst experience with an estate agent and I've rented for more than 10 years.

I won't go into too many details – but mentioning just a couple of issues I had with them: broken promises (when showing the apartment, there were a couple of missing items which we've been promised will be there by the time we move – but they were never dealt with), issues with cleaning – they promised a professional cleaning – including carpet – when we moved it it was not even close – we asked for a proof – they have us a manual bill where they paid £70 for a 2 bedroom flat professional cleaning service (including carpets) — what a joke! – I paid more than 300 when I moved out. Garage burgled 2 times. I improvised something so the garage door won't remain opened – but the agency didn't want to fix anything as apparently my improvisation was assessed by 2 security companies (without my knowledge) and the garage was secure. And the worst was – my kid got sick – very sick – and we thought it's from the water. We asked for a test – we've been asked to pay for it. We asked to see when was the last legionella testing done or the water tank cleaned. Obviously -very evasive response – ended up with them doing those whilst we were on the property out of fear of legal action. When a couple of days after moving in – my kid had a visible very severe reaction from the carpets (that were allegedly professionally cleaned) – an agent come to check the carpets and whilst they were visibly dirty – they just denied anything and said if we're not happy, to move out… Just a couple of many instances… Probably they are very good when things go smooth and you need nothing. When things go South.. the approach is absolutely ridiculous.
