Google Bad Review (2):  Very disappointed with Acorn, we have just had to get rid of them due to poor service. Initial chats went well, we were told they sold another flat in our block and had plenty of viewers lined up – hence we went with them.

This turned out not to be the case, we had 4 viewers in the 8 weeks we were with Acorn. They were mostly not appropriate for the type of flat we were selling, and the feedback from the agent was extremely poor and unhelpful so we weren't able to improve (mostly just said “not suitable” to us, which indicates to me they were not getting the right people through the door).

I have to be honest, the agent couldn't have seemed less enthusiastic about being there and made zero effort to talk the property up or mention outdoor storage (I had to do that myself). Once we told them we wanted to break contract because of these issues, didn't hear from them again.

Would definitely avoid Acorn in the future, great sales chat which didn't materialise.

Firstly mucked us about trying to change the appointment time – the agent we were supposed to meet was not allowed to shut up 10 minutes early to come and show us the property (priced over £400k ) not entirely sure how much business they were expecting to do between 5:20 and 5:30 on Saturday afternoon… BUT when we did finally meet the agent he didn't have the correct key. When asked about the property You couldn't make it up. A farcical waste of a Saturday afternoon.

Tenant Fees & Charges

Mandatory charges associated with the setting up of your tenancy

There are various fees and charges associated with renting a property that you should be aware of when considering making an offer on a property. More detailed information is available upon request.

(Where not payable you will be advised accordingly)

Preliminary Charge – 42% Inc. VAT of the first months rent or £420 Inc. VAT, whichever is the greater.
This charge all inclusive charge covers the tenancy agreement, referencing and the check-in. It is not collected until the landlord has, subject-to-contact and references, accepted your offer. If the tenancy does not proceed for whatever reason we will refund a proportionate amount of the charge based on work undertaken and costs incurred.

Short Let Fee – From £440 (Inc. VAT)†

This charge applies to short term lettings only and covers: The cost of preparing an Agreement; an inventory check-in and an end of tenancy clean (excluding carpets).

Other funds you should allow for

Payment of Intent – To be agreed with you

We may require a payment of intent as confirmation of your intent to proceed with the proposed tenancy. This will be put towards your first rental payment and will only be refunded if our client elects not to proceed. Payment of this sum does not constitute the granting of a tenancy.

Rent in Advance – 1 Month

You will usually be required to pay 1 months rent in advance.

Deposit – Equivalent to 6 weeks rent

The deposit is held to protect your landlord from you not meeting your obligations under the terms of the tenancy.

Stamp Duty Land Tax

This tax is payable on tenancies where the rent exceeds £125,000.

Charges if you terminate your tenancy Change of Sharer – £420 Inc. VAT

This charge applies when you wish to replace a named tenant with another tenant part way through your tenancy and your landlord has agreed to the change. Please note that the replacement tenant will be charged separately for referencing in the sum of £54 Inc. VAT each.

Deed of Surrender – £75 Inc. VAT

This charge applies to preparation of documentation where, at your request, the landlord has agreed to release you from the tenancy early.

Charges if you renew your tenancy

Memorandum of Renewal – £90 Inc. VAT

This charge covers the cost of preparing a basic document to confirm details of any renewal.

Renewal Tenancy Agreement – £150 Inc. VAT

This charge covers the cost of preparing a more extensive renewal document where changes to the terms agreed dictate.

Potential charges at the end of your tenancy

Future Landlord Reference – £30 Inc. VAT

This charge applies when you ask us to provide a reference to a future landlord.

Google Bad Review (2):  Terrible. Viewed a rental property, made an offer and was told they do not accept offers. Finally my offer was accepted and a few hours later I learned that someone else was able to move in sooner then me so they were given the property even though I had speeded up my notice period. No paper trail only phone calls so no record of what was agreed. Then when I finally asked for the outcome in an email the facts as they saw them had been distorted. Shocking and unprofessional behaviour. They give decent agents a bad name. Have so say the person I dealt with did not appear to be the sharpest tool in the box, seemed to misunderstand what I was saying several times.

Google Bad Review 1:  Awful experience with the sales team! I had to deal with 4 people none of which seemed to know what is going on. Misleading advertised property, then after I put an offer on the flat they sent me a text (not a telephone call, not an email but a text) saying that they have given me a wrong figure for the lease extension (the price they had on file was only 10-15k more than what I was told, not too much a? …). Then took them over a month to realise that the surveyor hasn't picked up the keys to do the survey. Lots of complications, lots of lies and calls they never returned. Then after 5 months when it became clear that the purchase will not go ahead no one called me to say that this is the case instead I am still “waiting” for an email or telephone call with an update (3 weeks now). Also what annoyed me is that they didn't try to offer me another property of theirs that might be of interest to me. Not happy with them at all!

Google Bad Review 1:  I sincerely wish that we had received the same level of service as some of the other reviews that have been gathered here via the questionnaire Winkworth sends to their customers. However, for us, this was not the case.

Our dissatisfaction with Winkworth relates to three issues.

1. Misleading quote and fee illustration. Winkworth Chislehurst quote their rate (1.25%) as a percentage plus VAT (20%). On the figure illustration they gave us of the potential fee we would pay inclusive of VAT, they neglected to add the VAT, resulting in a misleading quote. When the real price turned out to be higher, they claimed this was an error on their part, which is surprising, given that they must send such illustrations regularly. When I brought this their attention, they were unwilling to assist or compensate in any way.

Key point: if using this agency, be sure to check the paperwork, as they may mislead you on the true price.

2. Poor attention to detail. When generating the floorplans for our property, Winkworth Chislehurst just downloaded a previous floorplan instead of drawing a new one up. It was left to me to check and advise of changes to the layout of the house that had been made since, which meant the floorplan needed updating.

Key point: The agency is prone to making errors. This is despite the Winkworth working charter, which states “We look after the little details that make every home different”.

3. Irregular staff working patterns: When appointing the agency, you may speak with Chris Lang the manager. However, in our experience, he did not play much of a role in the sale of the house. We found that staff were often in and out of the office, and in some instances, it was challenging to ascertain who was overseeing our sale.

Key point: if using this agency, insist on clarity over your point of contact.

Google Bad Review (2):  Overcharged fees at end of tenancy, poor property management, the only time they make themselves available is when they ask for money.
My neighbors were as much as upset as me from the lack of interest of keeping the building in good shape.

Scam ran from con-artists and I wouldn't be surprised if they bought fake reviews here to pump up their rating.

Never had such bad experience with other agencies. Avoid.

Google Bad Review 1:  I viewed a few one bedroom properties at the Catford branch with my dad, we decided to go with a property and put a deposit of £265 down, this was on the 11/06/21 during lockdown. We wasn’t able to get acceptance and was told to pay a huge deposit upfront. We then decided to go with another property and asked for the deposit back, I contacted Kimberley to request my deposit back but she ignored my phone calls for weeks on end I spoke to numerous staff at the estate agents and they all said they would get her to call me back but she didn’t. I spoke to Adam and he said he would the deposit back but he didn’t and nor did any of them make the effort to let me know what was going on. They stole my deposit and forgot about me. It’s now October and I still haven’t received my money back let alone a call. it’s been 4 months and I still haven’t received a response. This company only wants your money. They are con artists so I would advise prospective tenants not to rush and pay deposits to this company because you might not get it back!!!!!

Google Bad Review (2):  One of the worst service I have faced. Cheated me at the last minute, had no time to find another flat . They made me homeless along with my pregnant wife.
We gave all the documents they asked for. We even gave 2 guarantors but refused to give us flat as my wife was going on maternity.
This is really inhuman. Their service is not even worth for 1 star.

Google Bad Review 1:  I hate writing bad reviews, so I almost decided not to do that.

However, Hunters keeps sending us promotional emails and every time it reminds us about the dreadful experience that my husband and I went through in September, when buying a property.

To sum up an absolutely exhausting story: we almost ended up homeless because of the incompetence of certain people at Hunters.

Short version:
The most stressful deal we ever made. Would be hard to imagine a more frustrating process on the day of completion. Terrible service from Sarah Varley throughout with no apology for it. Dave seemed like a nice, professional guy, but he wasn’t handling our case. So, unless you have no choice, go somewhere else.

Long version:
The process of purchase started in January 2020 and in September on the moving day by 16:30, with the van booked, stuff packed and our rent agreement ending, we still didn't know if we were going to get keys from our new property.

We ended up moving very late in the evening, overpaying moving van staff and absolutely stressed out.

The process was completely finalized from our side, with just redemption figure outstanding from the seller. Something that should have been taken care of in advance.

It took relentless chasing on already crazy day to sort everything out. And after waiting till the very last minute to complete, Hunters failed to advise that we would have to pick up the keys from their branch all across town. Considering the time of completion on Friday and the fact that we had the moving van in place, there was no way for us to make it on time. They would not send keys with a courier or bother to bring them to the flat.

They ended up giving the keys to one of their agents who was doing viewings in another area. So, my husband had to go and pick them up at the last moment. If we didn’t manage to pick them up, we’d be homeless for the whole weekend or would have to go through a few very unpleasant conversations with our landlord at the very least.

It is worth pointing out Sarah Varley specifically. She was late for viewings, regularly ignoring our queries and removing me from the email chains for some reason. She also acted quite dismissive when handling the whole situation on the day. Horrendous service from her throughout and no apologies for it at any point.

We only met Dave once and I strongly believe that things would have been different if he handled our case. He arrived on time and seemed very professional and helpful. Shame we got Sarah Varley instead. The gentleman who we picked up our keys from on the day was also quite nice and helpful.
