Google Bad Review 1: One of the worst agencies I have ever come across. They only care about the landlord and not so much about the tenants.
They would not wait 5 minutes past their weekday working hours (7pm) in order for me to get there after work and sign the tenancy agreement (which, surely, is quite important).
Also, very expensive and you are even made to pay for the professional cleaning when checking out. During the inventory check out you will be scrutinises very thorough.

Google Bad Review (2): I have lived in a 1st Avenue-managed property for 4 years now. They are an absolute nightmare from the property management perspective; the smallest repair drags on for WEEKS (minor bathroom repair – weeks; minor toilet repair – weeks; minor kitchen light repair – weeks – you get the picture). Not responsive and frankly just not bothered. They are incapable of owning up to their own shortcomings; they just want their payments each month with absolutely minimal effort on their part (ideally none).
Issues and repairs – 1st Avenue will take their sweet time. Anything to do with money – boy, they will come a-running. They actually lost my payment one month and chased me quite aggressively – not fun, not nice.
In Mar-2020 the lockdowns began and London rents started to nosedive. 1st Avenue hasn’t even whispered about any downward rent adjustment.
Later in 2020 my high-rise has been assessed as blazing Inferno risk. All of the building’s cladding needs to be replaced, which resulted in the entire building being covered in scaffolding and the entire fascia of the building being stripped bare. I am happy the building’s fire safety will be improved, but for about 2 years (if not longer) the quality of living has gone down dramatically – with the scaffolding outside my bedroom window I have less privacy than a Big Brother contestant. Again, 1st Avenue saw no need to adjust my rent for this.
In early 2021 1st Avenue proposed a 20% (yes, you got this right – TWENTY PERCENT) rent *increase* “to keep it in line with the market”. I can’t help but wonder what market they want to keep it in line with (downtown Dubai? Hollywood? Monte Carlo?), but a 20% increase in one go is something I have never experienced in my life; it's just astonishing. Well, that’s 1st Avenue for you. After weeks and weeks of protracted negotiations we settled for 14.3% (Am I happy? Not really).
I do not recommend.
