My current situation is:
– I'm paying £141 for a 6 person house in manchester. (more than most)

– The furnishing and layout is ok but rather dated (again compared to many other houses).

– our main issue is managment has been largely useless. We currently have been surrering form a damp/mold issue in rooms for months which has been reported many times. It's now at the point where the council is involved.

– Any matinance staff that attend are great and really friendly, so there's that.

Google Bad Review (2):  NEVER USE THIS COMPANY!!!! Doesn't even deserve a star. This company at any chance will try and exploit you and and take your money. The management are greedy and will rob you of your deposit. We had to wait months for sufficient heating and WIFI which is unacceptable considering the prices they charge. There are much better letting agencies out there for students who will not try and gain money at any possible chance. Use them at your own risk but I would stay well clear.
