Google Bad Review (2):  We used Copeland Yuusuf to value our shared ownership property for the purpose of obtaining an open market sales valuation.

Although the booking process was smooth and the communication was good, the valuation we received was very questionable.

We own a 25% share of the property which was purchased nearly 4 years ago, there have been significant improvements made including to the bathroom, installation of spotlights throughout, a new boiler, and redecoration throughout (in the last 6 months). according to the valuers valuation none of this was taken into account but instead they were only interested in what one local Estate Agent had to say about a property in the same block which is currently on the market however the property he referred to as a comparable was in its original state and located next to the entrance on the ground floor.

According to the valuation our property has increased just 2.7% in almost 4 years, when local statistics show the property market has grown almost 8% since we purchased our property and this does not take into account any improvements made to the property. I have also since found out that that another property in the block has been valued at £15 000 more that what we received.

I was never expecting an unrealistic sales price as i have worked in the Harrow property market for nearly 10 years so i have good knowledge of local prices and i have also since spoken to local agents to gather evidence as i will be reporting to the RICS.

I was hoping for a fair valuation but instead it seems the valuer has based his value on once conversation with an Agent for a property within the same block but still a completely different property just as you get properties on the same road which have vastly different valuations.

The valuation came back with comparable properties in the block next to us which was in fact an anomaly as i have found 3 properties which sold within the last year in the same block for at least £20 000 more than the comparable used. The other 2 comparable properties were not even comparable as they were £100 000 above the value of our flat. I am surprised that some of the properties used even made it into the report as it was like comparing a Ford to a Bentley. I will be checking with RICS about the use of comparables when I was found 7 more direct comparable properties which would be better suited as they are similar, more local and within a closer financial range.

I presented this information to the valuer on the phone who did not seem at all interested because he was so adamant in his valuation being correct and not even open to the possibility that the evidence i presented them with was something to take into consideration.

The valuer asked me to submit a form which allows me to submit evidence as to why i believe his valuation is wrong but at the same time told me that he wouldn't be changing his valuation. As this phone call was off my work mobile i have checked the recording to clarify this is what he said and it was the case. For a paying customer who paid on time i find this unacceptable as the valuer basically told me to submit the form but it wouldn't effect his valuation which would be a complete waste of my time.

I have done extensive research using Zoopla Pro & Rightmove Plus though my office to obtain sufficient data and evidence to confirm that the valuation conducted was undervalued.

Its a shame that even after presenting my evidence the valuer was not open to any change. He mentioned that other surveyors might be swayed by comparables if i was to present this to them at the valuation (the told me to try another surveyor), however this would just be presenting real world data and it shouldn't need to sway anyone when the evidence is in black and white.

The way in which i was dealt with and dismissed was completely unacceptable and i will be submitting my evidence to RICS as i am appalled that a regulated member acts in this way.
