Google Bad Review 1: Royal Arsenal Residential (RAR) benefit from an array of great reviews, but don’t be fooled, many of them are from people commenting on the Royal Arsenal as an area, not the incompetent letting agency. I once saw a review regarding RAR that declared ‘I would rather s**t in my own hands and clap than ever have the displeasure of dealing with these people ever again’ upon the conclusion of my own tenancy I can only echo that sentiment.
Measures to pass ‘referencing’ are tedious, intrusive and in parts, completely unnecessary, but such was my need to move I decided to yield and go along with it.
Upon moving in I arrived to no bed, no table or chairs, no washer dryer, this was advertised as a furnished flat.
I then realised that the toilet had stagnant brown water & a build up of dirt and lime scale on the base of the bowl from where it hadn’t been cleaned a while, this was the case throughout other areas of the flat.
I would suggest this is a bad start. I had contacted RAR the day before and was not informed of any problems at all. I don’t think a single apology was thereafter.
When Reily from RAR came around to deliver chairs a few days later his attitude stank, he arrived put the stuff down hardly stringing a single sentence together and left.
This was a sign of things to come.
A Few weeks passed by yet I had not heard anything regarding the safeguarding of my deposit.
I thought this was a simple enough case of ‘one that slipped through the net’ so I rang RAR & was told that this was had been submitted and all was in order.
Luckily for me, an overly attentive colleague of mine listened in to my telephone conversation with RAR and insisted the cut-off point been and gone.
So the next day I tried to call RAR but no answer, given the incompetence shown so far by RAR I started to worry as to where my deposit had been sitting for the last 5 weeks, I was left with no option but to contact the DPS directly.
I provided payment dates only to be told that they had not received my deposit from RAR and given the delay I should now pursue the matter further.
I Opted to contact RAR to see if they could hold their hands up, admit they lied and hopefully we could sort this matter amicably. The result was far from amicable. As soon as I had emailed the contacts at RAR to demand an update I received a phone call from Reily.
Now what I will say is that whilst not accepting any responsibility(again) or even offering an apology(again) is one thing, but to personally insult a tenant over the phone is another thing entirely, especially when you take into consideration that RAR clearly lied to me in the first place and that the error was 100% their fault. What ensued were a tirade of insults and swear words, I was a tad taken back, this outburst coming over the phone from a guy who was unable to make eye contact nor utter a single sentence a few week prior when in person, but after much back & forth, Reily finally managed to calm himself & I told him under no uncertain terms to secure the deposit within 1hr.I had heard from a few people that regaining a deposit from RAR is nigh on impossible. My deposit was delayed, firstly, because I requested deductions for cleaning to be offset against the deposit & not paid directly to RAR or any third party. Despite this being the correct and common way of returning a deposit, this still clearly upset Reily, he saw fit to hold my deposit for a further few days, again ignoring calls and e-mail chasers. At this point I am baffled as to why this has irked them so? A week later I received a string of e-mails from Reily requesting for me to call him so I rang with bated breath! He wanted ‘do me a favour’ (sic) by avoiding any VAT on the cleaning cost & of course this offer over the phone. I refused, apparently this was a ‘silly decision’ bit rich, I digress.
London stone properties appear to run a far better and organised operation.
I’d suggest they are the go to estate agent for anyone looking to move to the Royal Arsenal.

We rented from Royal Arsenal Residential for a little less than a year, and found the experience to be terrible. For the attention given at the beginning, and the amount that we paid in fees, we expected the service to continue through our lease, but, it quickly ended as soon as the monies were exchanged. As two professional people working in London, we expected from the initial service that we are moving into a well respected, safe family friendly neighbourhood.
Riley Giddons, the manager of the flats, was unresponsive and rude. He was terrible to deal with, he regularly missed appointments or would reschedule them at the last minute. Our first meeting with him, where he was meant to walk us through the flat, was three weeks after we had moved in. When he would show up he would likely be late and complain that it was his day off – not something we were told about when scheduling the appointments.
When he would come visit he would promise to fix many things around the flat, this included a broken shower door, a leaky shower head, faulty fridge/freezer, broken mailbox, a wardrobe which was completely unusable, were still unfixed by the time we moved out almost a year later – and when we emailed him early on during our stay to let him know that something was broken or in bad shape from lack of maintenance during the previous tenancy – he would try to first blame us quite aggressively and then say he would come over but never do so and would stop answering emails on the subject.
When we first came to see the flats, we were told that our rental amount was high because it included a parking space, which we told them we didn't need. They assured us that the parking spaces would be easily rented out, and that they would be happy to advertise and lease it out for us. In our tenancy there, they never contacted us once about the parking spot, we followed up multiple times, once we were told that it was “on a list”, and others went unanswered.
Royal Arsenal Residential is just after your money. When it came time for us to move out, it took weeks for us to settle all the chargers. They first responded saying that we were going to be charged for 7 hours of cleaning, this shocked us as we had the flat professionally cleaned after we moved out, and they had said they were going to have the carpets replaced as they were in very bad shape since we moved in (something we had been asking for also since we moved in), so we couldn't understand how our small flat could require 7 additional hours of cleaning.
It took three weeks before they would even give us that estimate, in that time they were having showings, and we even found the flat advertised online – with new pictures – so it must have been in decent shape, if they were able to show it and take advertising quality photos. After countless emails and phone calls to Royal Arsenal Residential, which had to be escalated up to the managing director, due to Reily's lack of communication, we were worn down, and finally accepted a reduced £300 charge – we recently bought a home, and didn't want to let thing thing drag on for any longer, tying up our deposit.
During our entire tenancy we found Reily's communications to be short and rude, and extremely condescending when speaking to a woman.
I would not recommend renting from Royal Arsenal Residential, they don't look after their tenants and are just out to make a quick buck. And don't listen to them about the safety of the neighbourhood either, while living there i had a man who would follow me around the neighbourhood (stalk me down dark streets, and wait for me), and there has been multiple cases of people being attacked in the area – it looks nice but it's just a dump. Check out the residents page for updates on these sort of things and talk to the residents if possible to understand the real picture.
