Please reply with solid data, what do you define by ‘frequent'? We got our deposit deducted after months of waiting. Only when we contacted the agent in charge, she replied finally and instructed the release of deposit after deductions which was a violation of the contract as far as we were concerned. According to her, coincidentally the landlord instructed the agent to release the deposit on the very same day we raised a complaint after waiting for 6 weeks. Also they insist there was no breach of contract as they informed us that THERE MAY BE DEDUCTIONS 6 days after we moved out. A proper way of making communication to former tenants is to provide an ITEMISED LIST of things you'll deduct within 28 WORKING DAYS from moving out. That you failed and you also refuse to admit this.

Both the agent and the overseas landlord they represent can't care less about the well-being and SAFETY of their tenants as long as rent is paid. The consequence is, whenever we had any issues with the flat, particularly to do with (fire) safety, it took us the longest to get B&R to send someone and resolve (if AT ALL) the issue. For example, we had an entrance door stuck due to the mechanical fault, which prevented us from getting in/out our flat with tolerable ease, and it took them over two months to send someone who just went away after greasing the door. The problem quickly returned. On another occasion the entire building (where our landlord and his friend represented by B&R owns multiple properties, told by a B&R letting agent) had smoke detector alarm issue. It took them another couple of months to send each other emails around (cc'ing us in the mess) urging the other party to look into the issue.

Fed up with this, we resolved to move. After we moved/checked out, they said ‘in accordance with clause 2.53 we require sight of your utility accounts, showing payment up to the termination of your tenancy with actual, not estimated readings'. Months after we moved in, we were chased by debt collectors for the bill unpaid by the previous tenant and their response?
‘I’m sorry but we cannot intervene here as you are the account holder and you must contact supplier directly.'
Their procedure only works for deducting from the deposit of the previous tenants, not for protecting the current tenants.

Last but not least, it took them 6 weeks to release their schedule of deduction from our deposit. The contract clause they so love to throw at your face states

4.7. At the end of the tenancy, the Landlord’s Agent must tell the Tenant within 28 working days of the end of the tenancy if they propose to make any deductions from the deposit

According to this clause, it is clear to any reasonable person that they have breached this clause when they remained silent for nearly 6 weeks from the end of tenancy and therefore cannot make any deduction other than those already agreed during the period. However, the agent came back to my complaint that

We are well aware of the stipulated time frames in place and in accordance with such you were notified by my colleague xxx on (earlier date).

That said notification was

Please be advised that although we have not received the finalised quantification of costs from the landlord yet, there will be a deduction for the check out invoice, cleaning and there may also be other deductions.

Deduction for cleaning was nonsense because we used specifically the cleaning firm recommended by themselves and produced a receipt. I don't call ‘there may also be other deductions' a proposal of making any deduction in any honest way. Again the agent couldn't care less.

I really would like to urge anybody who considers renting from B&R or the landlords they represent, to THINK AGAIN. Those shoddily constructed new-ish builds bought up by investors from overseas will only bring you no end of misery, not to mention that you'll have the additional headache from all the perilous wordings (reads ‘loopholes') in their contract.

Google Bad Review 1:  I never write bad reviews but I had such an awful experience with the receptionist / nails person that I feel compelled to. I was running 10 minutes late with my grandma and when I called to give a heads up she was rude and said it would be taken out of the treatment time. So we arrived as fast as we could and were 5 mins late and from the moment we walked in she was SO rude. She didn't look up to say hello, and when I said sorry we're late but I've not heard of someone taking 5 mins out of treatment time (surely if that's the policy we should be told beforehand to arrive early) and she said WELL YOUR THE ONE WHO'S LATE IT'S NOT OUR PROBLEM in such a rude way. I was so upset I started crying in the massage room and the therapist was LOVELY and did her best to help and said she would speak with the receptionist but we didn't get any apology or anything. I was unable to enjoy the massage (which was really really good) due to the unprofessional interaction and my grandma also said the same woman did her nails and didn't speak to her at all. I work in customer service and that is not how you treat someone. We also had 5 pounds left on the voucher and asked if we could use it towards a tip and the receptionist / nails person said no and offered no explanation as to why. It all felt very bitter – not how we wanted to spend our day off. Needless to say will not be returning.

Google Bad Review 1:  I never write bad reviews but I had such an awful experience with the receptionist / nails person that I feel compelled to. I was running 10 minutes late with my grandma and when I called to give a heads up she was rude and said it would be taken out of the treatment time. So we arrived as fast as we could and were 5 mins late and from the moment we walked in she was SO rude. She didn't look up to say hello, and when I said sorry we're late but I've not heard of someone taking 5 mins out of treatment time (surely if that's the policy we should be told beforehand to arrive early) and she said WELL YOUR THE ONE WHO'S LATE IT'S NOT OUR PROBLEM in such a rude way. I was so upset I started crying in the massage room and the therapist was LOVELY and did her best to help and said she would speak with the receptionist but we didn't get any apology or anything. I was unable to enjoy the massage (which was really really good) due to the unprofessional interaction and my grandma also said the same woman did her nails and didn't speak to her at all. I work in customer service and that is not how you treat someone. We also had 5 pounds left on the voucher and asked if we could use it towards a tip and the receptionist / nails person said no and offered no explanation as to why. It all felt very bitter – not how we wanted to spend our day off. Needless to say will not be returning.

Google Bad Review 1:  Spent over £15000 in this practice to be able to smile again, but very unhappy with the cosmetic result. They got it wrong and definitely not the planned one. My friend just came back from Turkey and spent only £3000 including the hotel and the flight and got very nice teeth with a lovely holiday. Google Bad Review (2):  I was quoted £1,600 to fix one clacked filling, which costed only £165 when I went to another private dentist (not NHS).
And I was told to fix other three more teeth along with the clacked filing which costs £1,600 each – so the initial quote from this dentist was £6,400 in total. But the another private dentist, which fixed my clacked filling with £165, told me there was no need to treat other three teeth.
As the result, the original quote of £6,400 given by this dentist was down to only £165. Perhaps this dentist tried to make my teeth ‘perfect' as it says in their name of dental practice, and therefore they recommended to treat a very minor problem.
But what I really do not understand is my clacked filling – how can be £1,600 going down to £165?
If you go to this dentist, be prepared to be told to fix all of tiny problems which other dentists think it is too minor to treat. And bear my case in your mind – you might be charged about 10 times more than the other dentists.

I noticed the feedback from the dentist which looks as if I am not telling the truth. So I decided to attach the proof.
They said ‘Our charges to repair a cracked filling are not £1600 no matter how extensive or complex.' but the quote for cracked tooth was indeed £1,600 as per attached photos.
By the way, I have already fixed my tooth with other dentist with £165.

Google Bad Review 1:  I never write bad reviews but I had such an awful experience with the receptionist / nails person that I feel compelled to. I was running 10 minutes late with my grandma and when I called to give a heads up she was rude and said it would be taken out of the treatment time. So we arrived as fast as we could and were 5 mins late and from the moment we walked in she was SO rude. She didn't look up to say hello, and when I said sorry we're late but I've not heard of someone taking 5 mins out of treatment time (surely if that's the policy we should be told beforehand to arrive early) and she said WELL YOUR THE ONE WHO'S LATE IT'S NOT OUR PROBLEM in such a rude way. I was so upset I started crying in the massage room and the therapist was LOVELY and did her best to help and said she would speak with the receptionist but we didn't get any apology or anything. I was unable to enjoy the massage (which was really really good) due to the unprofessional interaction and my grandma also said the same woman did her nails and didn't speak to her at all. I work in customer service and that is not how you treat someone. We also had 5 pounds left on the voucher and asked if we could use it towards a tip and the receptionist / nails person said no and offered no explanation as to why. It all felt very bitter – not how we wanted to spend our day off. Needless to say will not be returning.

Please reply with solid data, what do you define by ‘frequent'? We got our deposit deducted after months of waiting. Only when we contacted the agent in charge, she replied finally and instructed the release of deposit after deductions which was a violation of the contract as far as we were concerned. According to her, coincidentally the landlord instructed the agent to release the deposit on the very same day we raised a complaint after waiting for 6 weeks. Also they insist there was no breach of contract as they informed us that THERE MAY BE DEDUCTIONS 6 days after we moved out. A proper way of making communication to former tenants is to provide an ITEMISED LIST of things you'll deduct within 28 WORKING DAYS from moving out. That you failed and you also refuse to admit this.

Both the agent and the overseas landlord they represent can't care less about the well-being and SAFETY of their tenants as long as rent is paid. The consequence is, whenever we had any issues with the flat, particularly to do with (fire) safety, it took us the longest to get B&R to send someone and resolve (if AT ALL) the issue. For example, we had an entrance door stuck due to the mechanical fault, which prevented us from getting in/out our flat with tolerable ease, and it took them over two months to send someone who just went away after greasing the door. The problem quickly returned. On another occasion the entire building (where our landlord and his friend represented by B&R owns multiple properties, told by a B&R letting agent) had smoke detector alarm issue. It took them another couple of months to send each other emails around (cc'ing us in the mess) urging the other party to look into the issue.

Fed up with this, we resolved to move. After we moved/checked out, they said ‘in accordance with clause 2.53 we require sight of your utility accounts, showing payment up to the termination of your tenancy with actual, not estimated readings'. Months after we moved in, we were chased by debt collectors for the bill unpaid by the previous tenant and their response?
‘I’m sorry but we cannot intervene here as you are the account holder and you must contact supplier directly.'
Their procedure only works for deducting from the deposit of the previous tenants, not for protecting the current tenants.

Last but not least, it took them 6 weeks to release their schedule of deduction from our deposit. The contract clause they so love to throw at your face states

4.7. At the end of the tenancy, the Landlord’s Agent must tell the Tenant within 28 working days of the end of the tenancy if they propose to make any deductions from the deposit

According to this clause, it is clear to any reasonable person that they have breached this clause when they remained silent for nearly 6 weeks from the end of tenancy and therefore cannot make any deduction other than those already agreed during the period. However, the agent came back to my complaint that

We are well aware of the stipulated time frames in place and in accordance with such you were notified by my colleague xxx on (earlier date).

That said notification was

Please be advised that although we have not received the finalised quantification of costs from the landlord yet, there will be a deduction for the check out invoice, cleaning and there may also be other deductions.

Deduction for cleaning was nonsense because we used specifically the cleaning firm recommended by themselves and produced a receipt. I don't call ‘there may also be other deductions' a proposal of making any deduction in any honest way. Again the agent couldn't care less.

I really would like to urge anybody who considers renting from B&R or the landlords they represent, to THINK AGAIN. Those shoddily constructed new-ish builds bought up by investors from overseas will only bring you no end of misery, not to mention that you'll have the additional headache from all the perilous wordings (reads ‘loopholes') in their contract.

Please reply with solid data, what do you define by ‘frequent'? We got our deposit deducted after months of waiting. Only when we contacted the agent in charge, she replied finally and instructed the release of deposit after deductions which was a violation of the contract as far as we were concerned. According to her, coincidentally the landlord instructed the agent to release the deposit on the very same day we raised a complaint after waiting for 6 weeks. Also they insist there was no breach of contract as they informed us that THERE MAY BE DEDUCTIONS 6 days after we moved out. A proper way of making communication to former tenants is to provide an ITEMISED LIST of things you'll deduct within 28 WORKING DAYS from moving out. That you failed and you also refuse to admit this.

Both the agent and the overseas landlord they represent can't care less about the well-being and SAFETY of their tenants as long as rent is paid. The consequence is, whenever we had any issues with the flat, particularly to do with (fire) safety, it took us the longest to get B&R to send someone and resolve (if AT ALL) the issue. For example, we had an entrance door stuck due to the mechanical fault, which prevented us from getting in/out our flat with tolerable ease, and it took them over two months to send someone who just went away after greasing the door. The problem quickly returned. On another occasion the entire building (where our landlord and his friend represented by B&R owns multiple properties, told by a B&R letting agent) had smoke detector alarm issue. It took them another couple of months to send each other emails around (cc'ing us in the mess) urging the other party to look into the issue.

Fed up with this, we resolved to move. After we moved/checked out, they said ‘in accordance with clause 2.53 we require sight of your utility accounts, showing payment up to the termination of your tenancy with actual, not estimated readings'. Months after we moved in, we were chased by debt collectors for the bill unpaid by the previous tenant and their response?
‘I’m sorry but we cannot intervene here as you are the account holder and you must contact supplier directly.'
Their procedure only works for deducting from the deposit of the previous tenants, not for protecting the current tenants.

Last but not least, it took them 6 weeks to release their schedule of deduction from our deposit. The contract clause they so love to throw at your face states

4.7. At the end of the tenancy, the Landlord’s Agent must tell the Tenant within 28 working days of the end of the tenancy if they propose to make any deductions from the deposit

According to this clause, it is clear to any reasonable person that they have breached this clause when they remained silent for nearly 6 weeks from the end of tenancy and therefore cannot make any deduction other than those already agreed during the period. However, the agent came back to my complaint that

We are well aware of the stipulated time frames in place and in accordance with such you were notified by my colleague xxx on (earlier date).

That said notification was

Please be advised that although we have not received the finalised quantification of costs from the landlord yet, there will be a deduction for the check out invoice, cleaning and there may also be other deductions.

Deduction for cleaning was nonsense because we used specifically the cleaning firm recommended by themselves and produced a receipt. I don't call ‘there may also be other deductions' a proposal of making any deduction in any honest way. Again the agent couldn't care less.

I really would like to urge anybody who considers renting from B&R or the landlords they represent, to THINK AGAIN. Those shoddily constructed new-ish builds bought up by investors from overseas will only bring you no end of misery, not to mention that you'll have the additional headache from all the perilous wordings (reads ‘loopholes') in their contract.
