Google Bad Review 1: As a tenant for 3 years I never felt they did anything to make my life easier. Any dispute and issues we had at the property every single time Heathgate protected interest of the landlord. After ending my tenancy agreement, they didn't release my deposit and want to give it to landlord to paint the walls as there are some minor wear and tear marks. They want to charge £2400 from deposit to paint whole property. Doesn't make any sense to me.
I wouldn't recommend the Heathgate services to the future tenants. Maybe it is good for landlords but worst experience for the tenants.

Dear Vivienne,
First of all I must say that the blunt tone of some of the language in my earlier review was not my own; a more experienced friend who has supported me through my rocky experience with Heathgate had a hand in writing the review. The following is in my words only.
I see you have many positive reviews with regard to letting, mostly before the loss of your senior, ARLA registered lettings agent. I have had a very positive experience with your sales team, Daniel and Jeremy.
With regard to the letting, I appreciated at the time that you and the landlord held on for me whilst I waited for my ex-husband’s mortgage approval to buy me out (thus releasing the funds I needed to commit to paying a year in advance for the flat in question). You were asking me for a payment of £24,000 upfront, so on your side, this was worth waiting for. If you had not wished to wait, you could have taken up the other prospective tenant who, as you mention, was willing to take up the flat straightaway. The day I saw the flat, I was told the prospective tenant was offering a year’s rent in advance, but with a discount. Out of anxiety to secure the flat, I replied that I could match that. The deal was done there and then and the holding deposit paid the next day. The next thing I received was a two year contract, stipulating payment of a year in advance (with no discount at all), followed by a break clause, followed by a second year paid in advance. You say below: ‘It was you who asked for a 2 year let and offered to pay one year upfront, as this suited your needs.' You were never asked to pay 2 years in advance.'
I am extremely angry about the lies in your statement. I was shocked to receive the 2 year contract and certainly never asked for this. Again you are dishonest when you say that you did not ask me to pay two years' in advance; you did. I attach the relevant part of my contract to expose the truth.
My anxieties about the two year contract were expressed on the phone to Nicola, and in e mails to both Nicola and Stephan, but these anxieties were ignored. Frankly, I felt too intimidated to say no to signing on these terms. Nicola pressed me on the phone about signing the contract, telling me it was ‘not normal' to wait. I responded that neither was it normal to press a tenant into signing a contract committing to payment of two years in advance. She ignored me on this point. I honestly felt bullied by both of them.
The last straw for me was that on our last viewing of the flat, when I was accompanied by my ex-husband and son, there was no willingness on the part of Stephan / the landlord to make the potentially lovely flat more presentable. For example, there was an old shower with an old seat in it for the former, elderly resident; I had asked for the shower to be replaced from the beginning, but again, this was ignored in correspondence and no full commitment was shown to dealing with it on the final viewing. Considering that I was about to part with £24,000, I found this quite unbelievable.
My deposit was indeed returned, because you knew I was going to complain to ARLA if you did not return it.
It was a great relief to deal with Moreland subsequently, who asked me for the normal deposit and the normal month in advance: the landlady was already having improvements done and was willing to make the further, small improvements we requested to make us comfortable. In contrast to your contract, making improvements is an integral part of Moreland lettings contracts.
When I dealt with Heathgate, I was naïve, not having rented since 1992. I’m sorry to say that I feel that my inexperience was exploited in this situation, and that Mr Daniels was certainly pulling a ‘fast one’. I would therefore like to give a warning to others who might find themselves in a similar situation to me.
