Google Bad Review 1: I had the grave misfortune of residing in a flat administered by Wiseman Estates for a little over a year. Unfortunately the service was easily the worst example of human behaviour I have ever witnessed at a company in my life. I have never seen an establishment with so little integrity.
Wiseman preys on people who are new to London, who are looking for individual tenancy contracts, who are under time pressure to find accommodation, and who have not yet established a good understanding of the London rental market.
They use this information asymmetry to extract high rents while providing a disgraceful third-world service that, frankly, they should be ashamed of. Being ashamed, however, assumes the existence of some moral compass, which I'm afraid Wiseman Estates lacks all together.
I would advise very strongly against dealing with Wiseman in any capacity. In fact, I would not wish them on my worst enemy – it's that bad. If you currently rent with Wiseman, I would highly recommend leaving and seeking out a real estate agent who has at least one ounce of integrity.
I have compiled a list of events that occurred during my tenancy that demonstrate the incompetence, misconduct and complete lack professionalism of Wiseman estates.
(1) Allowing strangers to enter the house in the late evening.
This occurred on 2 occasions that we know of, but possibly more. My flatmate was confronted by a stranger in the house late at night who had a set of keys and had let himself in. He had sorted through our mail to find his old letters. As you can imagine, this was extremely invasive and downright scary as we thought we were being burgled.
This demonstrates operational carelessness or disregard for legal and privacy factors. Most likely both in my opinion.
(2) Frequently entering the flat, and in some cases individual rooms, without the required 24 hours notice.
This happened frequently. Wiseman would give us little or no warning before arriving. It was an invasion of privacy and lacked any decency.
(3) Requiring tenants to write positive reviews on google in return for references.
At least two previous tenants have told me that Wiseman made them do this. I have also heard accusations that staff members write reviews to manipulate their google score. This would be consistent with the other manipulative and immoral behaviour that I have witnessed from Wiseman.
(4) Ignoring requests for things to be fixed.
During the year I was an occupant, I routinely asked for the seal around my window to be fixed, as well as our intercom that didn't work. These were never fixed. Other requests would take unreasonable amounts of time to be resolved, or, in the case of an emergency, we would have to continuously call and follow up on an hourly basis to get any traction.
(5) Sending to people to fix things with absolutely no skill or experience.
This was another routine occurrence. After many requests, Wiseman would eventually send someone to fix a problem. The people they send usually had no tools and no idea how to fix things as simple as a blocked sink. This led to multiple visits, disruption, and ultimately a long waiting time before any work was complete.
(6) Late returning of deposit.
Upon leaving the flat, it took over 20 days to receive my deposit back – well over the 7 days stipulated in the contract. Another example of a lack of organisation or ability to carry out simple administrative tasks. As with most interactions with Wiseman, I resorted to calling every day to get any results.
(7) Unprofessional conduct
On more than a few occasions, when we were waiting on wiseman to resolve an issue, I would receive delayed text messages at 2am or inappropriate personal details of excuses of why things were late. This showed a deep lack of professionalism and organisation within Wiseman.
Wiseman gives new people to London a bad perception of the city. They deserve to be named and shamed in the hope that people have a fair chance to avoid them. Like the plague.

Google Bad Review (2): Yasin Ali and HUSSAIN, Mohammed Numan are the most unprofessional agents I have ever met.They just care about your money. Please stay away from Rentaroom London and Wiseman Estates as they are the same company managed by the same people (HUSSAIN, Mohammed and Yasin) but under two different names. Do yourself a favor. Stay away from them.
