Google Bad Review: AVOID!-Been reported to Property Ombudsman
Upset the buyer, ourselves and my solicitor. Toby is a pain to deal with. Incredibly annoying.
Only manged to get one sub par bid for my property when the exact flat below sold for £27k more a year earlier.(this was in 2019 pre covid). They are small and have no user base, Toby himself says ”only complete on one or two sales each month'.
He refused to take my property down from his website even after I asked 3 times. I already left his contractual period 2 months earlier. We have even reported him to the property ombudsman given his atrocious behaviour.
Normally i would not respond to lowbrow lies but to provide some context the below response:
1) I did not think i could get out of paying a fee and never insinuated otherwise. Clearly though after terminating a contract a new fee and contract needs to be agreed without just showing up with a bill at completion time. This is why Urban Patchwork never brought this up and used this tactic.
2) My contract was terminated in August but Toby listed my property up until November without my consent.Toby refused to remove my flat as he wanted to appear to have sold properties when in fact he states ”only complete on one or two sales each month'.
3)The property was never ‘Sold STC' from September onwards as the sale had fallen through in August. Even his own contract states misrepresenting a property is illegal.So not only has he misrepresented my property, it was done without my consent. At which stage the sale was not proceeding.
4) previously marketed my property in 2017(so post Brexit) not 18 months as stated. When there was a junk yard next to my flat. The identical flat above sold for £577k in 2018. Toby listed the flat @ £575k saying it was the right price but managed to achieve only a price from 1 buyer of £550k in 2019. This was after the development next door was nearing conclusion so therefore making the proposition more attractive. So his ‘hard work' achieved £27k less on a more marketable property-TALENT!
5) A flat being on offer for 30k less during the covid 19 pandemic which brought about the biggest demand shock since WW2 is clearly not comparable. Although given how Toby is willing to lie through his teeth i can imagine he will try.

The sad thing is that he has no shame in lying and using aggressive sales techniques for a sale and ripping people off.
