Firstly mucked us about trying to change the appointment time – the agent we were supposed to meet was not allowed to shut up 10 minutes early to come and show us the property (priced over £400k ) not entirely sure how much business they were expecting to do between 5:20 and 5:30 on Saturday afternoon… BUT when we did finally meet the agent he didn’t have the correct key. When asked about the property You couldn’t make it up. A farcical waste of a Saturday afternoon.

Misleading advertised property, then after I put an offer on the flat they sent me a text (not a telephone call, not an email but a text) saying that they have given me a wrong figure for the lease extension (the price they had on file was only 10-15k more than what I was told, not too much a? …). Then took them over a month to realise that the surveyor hasn’t picked up the keys to do the survey. Lots of complications, lots of lies and calls they never returned. Then after 5 months when it became clear that the purchase will not go ahead no one called me to say that this is the case instead I am still “waiting” for an email or telephone call with an update (3 weeks now). Also what annoyed me is that they didn’t try to offer me another property of theirs that might be of interest to me. Not happy with them at all!

Google Bad Review (2):  Terrible experience with these estate agents. They are rude and took ages to respond to issues. They also fail to fix many issues which are urgent. For ages we were missing several roof tiles meaning that birds had begun nesting in there, and both of the showers leaked causing mould. We also had issues where the downstairs tenants said there was damp coming through the ceiling – it was only when the ceiling fell down that something was done about it by our estate agents. It turns out that the pipe from the washing machine was leaking and causing chronic damp between the floor of our flat and the ceiling below.
When you contact Francis James to tell them you have an issue and are unhappy you get responses like “don’t be petty”.
Their communication is overall shocking, several times workmen arrived at the property with no warning.
Do not rent from here!

Google Good Review:  Posted from Jane – one of our vendors who recently sold through us : ) I recently SOLD my own flat with Francis-James Residential and I also recommended my friend who had her apartment listed to rent with two other Fulham Agents and Francis-James found good tenants within a week of taking it on – she was very happy! We went with FJR on a sole agent basis and completely trusted them after meeting them on the valuation appointment. Really friendly, really professional – just had a really nice approach and knew what they were talking about without making me think they were Estate Agents. We got just under the asking price which we were completely happy with and they really took care of the sale proceeds – making sure the whole deal went smoothly and that was really important as we had never sold before. Francis & Lee are father and Son and they care a great deal about their business – and they are so friendly and professional. They didn’t mind us quoting that their commission fee was a mere 1% – which is a flat rate fee that all vendors are charged.

Google Bad Review 1:  I would not recommend this agency to anybody. They failed to update me on the progress of my references, and told me the day before I was meant to move in that I couldn’t, after previously telling me everything was perfect and I was set to move in. Then the next week I was meant to move in the manager who was ‘helping me’ went on leave for the week and failed to tell me. This delayed my move in by two weeks. As soon as I signed the contract and moved in, I have rarely heard from them. I’ve sent multiple requests to the property manager, who cannot even get in touch with the landlord. Honestly, save yourself the stress. Go use another agency. One star is doing them a favour.

Google Bad Review (2):  Don’t rely on this agency. We were about to sign a rental contract and all the reference checks were done, when I received a call that they were refusing to continue with the process blaming it on the landlord.
No explanation given and promised to help us finding a new solution. This help never came and they preferred to live three girls in the street.
Impossible to reach out, ages to reply to texts and calls, better stay away from them.
