Google Bad Review 1: THIS COMPANY IS REFUSING TO RETURN OUR HOLDING DEPOSIT AFTER WE FOUND OUT IT WAS ILLEGAL FOR US TO LIVE IN THIS HOUSE!
We were 5 students wanting to rent a property with these people and had given them a holding deposit. We then stumbled onto some disturbing facts about who we were dealing with. The landlord of the property we were going to move into had three health and safety interventions against him from Barnet Council and THE PROPERTY ITSELF DIDN'T HAVE A HMO LICENCE! This meant it would have been illegal for 4 people to live there, let alone 5! We also found out that they are not part of a Redress scheme (and later found out that this was because they were expelled). They shouldn't be allowed to trade at all! Not only this but they are pretending to be in both the PRS and the LLAS/UKAP and they are a part of neither! They're lying to Zoopla and Rightmove because they know they can't put up properties otherwise. Knowing this we asked for our deposit back as it was unsafe and illegal for us to be in that house, yet they refused! They've now gotten away with taking our money and we've had to go to court against them!
DONT TRUST THIS COMPANY!!

Google Bad Review (2): Please do not use this estate agent.Scroll further down you'll see more examples of the distress they have caused other indviduals like myself. Find a more reputable estate agent who values customer service and operate with more integrity than the people I've had the misfortunate of dealing with in this company. I'd give this agent a nil but unfortunately it does not allow. I have made a case againt them to The Property Ombudsman Service since May 2018, it's now December, the Property Ombudsman ruled in my favour and asked for my holding deposit to be refunded. The agent keeps appealing the decision – all of which they have lost. They are currently being warned they'll be reported to the Compliance Committee of The Property Ombudsman Service, they are still refusing to refund £355, all out of arrogance and greed. They held my holding deposit after I refused to take the property, upon finding out that the property was advertised to have gas central heating, only to find out this was not the case. The withdrawal was made within 2 days (part of a weekend). They had not incurred any monterary losses as a result of me withdrawing my interest and had not even started the process of taking the property of the market. I checked a day after my withdrawal and the property was on the market. They had not requested my references or started any of the tenancy process, but have continuously lied that they had even though I have evidence of that not being the case. They never informed me that my deposit would be forfeited, should I decide not to rent the property. Once I found out about this, they used a small section of their website to highlight that this is in fact noted on their website – Why is this not communicated to clients during the process of requesting holding deposit to ensure clients make an informed decision when paying the holding deposit? I never received receipt of my holding deposit once this was paid. I have had a very unpleasant and distressing exchange with this business, especially their manager, Sam who has no customer service skills, is very rude and arrogant to say the least. They may come across helpful and charming until things are no longer looking in their favour. Please stick to well known agents, who seem to operate with more integrity.
