Google Bad Review: Few thing in life has been as difficult as dealing with this agency, and this is coming from someone who has dealt with the worst imaginable bureaucratic agencies in even third world countries. DO NOT RENT FROM PORTICO IF YOU WANT TO BE ABLE TO TRUST YOUR AGENCY OR VALUE SERVICE.
The only reason for me waiting this long to submit a review has been of pure fear to not get my deposit back in full – which should be a completely unjustified fear to begin with considering I’ve always paid rent on time and left the property in impeccable condition. I am deeply sorry for anyone who I could have helped and warned and couldn’t get to in time.
I rented a property in Islington from Portico with 2 of my friends in February 2016 and we signed an 18 month contract. Due to unforeseen circumstances, I had to move from the UK to Sweden December 2016 and find a replacement for my part of the contract. Luckily one of my friends wanted to overtake the contract.
We notified Portico in November 2016 and received a cumbersome 6 step plan as well as a penalty fee of 250 GBP. The steps are pretty standard (employer reference, landlord reference, credit check etc) but do not expect the agency to in any shape or form be helpful or cooperative on collecting the documents or in the actual referencing process. And if they can’t get the paperwork done in time, as nothing will ever be handled with urgency or care if you’re “just the tenant”, there is nothing for you to do but to wait another month as all replacements must take place on a rent due date (30th of every month). By December 30th they had still not finished the “referencing” which meant that we had to wait until 30th of Jan to make the replacement on paper. I left UK right after Christmas and had it not been a friend of mine that moved in I would have had no control over the situation whatsoever. The fact that I was moving overseas made no difference for Portico to speed up the process. I encourage you to keep this in mind if you do not know the person replacing you very well as you can expect no help from Portico.
Portico has also asked the new tenant to pay their share of the deposit and a months rent, well in advance of the 30th Jan, even though we have asked to manage this internally. This means that my replacement has paid the deposit to Portico and that they have also had the pleasure of holding on to my deposit for nearly 2 months since I moved out. I have spent a month trying to chase the agency from Sweden to make sure they are actually trying to make the replacement happen and pay me my deposit back and I am EXHAUSTED. I am so tired of our case changing handling administrator every week, trying to call and pin down a new person every week who never answers me, leaving voicemails that no one answers, and sending e-mails where I am forced to CC in the property owner hoping someone from Portico replies (apparently a service element is added if you are the letter of the property). All of this while waiting overseas for a substantial amount of money that I am yet to see and frankly concerned that I never might.
Our frustration over the lack of ownership of the case and service has been communicated through email from myself, the remaining tenants, the replacement tenant as well as the landlord (we happen to have a good relationship with him as we have had to/preferred to deal with him directly rather than going through Portico whenever possible) on several occasions but this has made no difference. What should be a simple procedure of replacing a name on a contract has turned out to be a stressful and anxious scenario for paying customer and, from what it seems, rocket science for Portico. This is not OK Portico – you can at least pretend to make an effort. It is outrageous that you actually charge people money for the service you fail to provide.
I would strongly advise anyone considering to let or rent with Portico to AVOID IT ALL COSTS. Unless you don’t mind paying for being treated like absolute dirt.
