Google Bad Review:  The experience with this company was absolutely terrible. Firstly, they allowed me to see only places with 4-5 people and one bathroom saying that for my budget that was the only solution. Absolutely untrue. For example, I found using “spareroom” cheaper houses with a lowest budget. Secondly, I had a communication problem with the one who was supposed to be my landlady and they told her that I had not gave them my email and phone numbers that actually I wrote on the contract. In this way I came to London and I had not anymore my room, I spent one night in an Hotel. Thirdly, the only thing that they do is give you a list of appointments without telling you how many rooms there are in the house, how many bathrooms and how many people are living in the house. I had better results looking by myself, at least I didn't waste my time chasing after houses that I would not have visited.

Google Bad Review:  This post is about my experience with letting agent Hawks Property and a property in Azura Court, Stratford, E15 2JS.

Before moving in, we were presented with a 6-month tenancy agreement (Sept’20 – March’21). We did mention our visa would be expiring in January 2021 and we are looking for a shorter tenancy. The letting agent ‘Kayleigh’ mentioned that there could be addressed to the landlord and there could be a relaxation in the last month’s rent.

We did find a replacement tenant who was very interested in the property. As one of the prospective tenant was on a furlough scheme, the letting agent rejected ‘due to their client’s best interest’.

In terms of our deposit, we were also forced to pay £292.20 on a door handle (and £75 on re-cleaning windows and various other charges that went close to £450!) that was faulty to begin with. It was mentioned in the inventory check-in report that we received in the beginning of the tenancy. This was also addressed on one of the letting agent’s (Mark’s) visit to the property and he declined the claim on email. In the end, we had to give in to get the remainder of our tenancy back.

Throughout the tenancy, there were 5 different agents from Hawks property (Kayleigh, Mark, Sandip, Shahid, Jacqueline) dealing with us which was so unprofessional because some of them were not in loop of conversations and concerns and spoke to us like nothing’s wrong. We were even accused of getting taking their chairs (What would we do with them? Ship them back to our country?).

They did not let us get in touch with the landlords directly because they are ‘doctors and have busy schedules’.

That being said, this was my opinion based on my experience and I am not claiming that all letting agents in London are bad. But if I am going through Hawks Property, I WOULD DEFINITELY RECONSIDER. They are just sick money-minded people. The same goes to the property they are managing in Azura Court, Stratford.

they took a £1000 deposit on a flat they refused to give the address of, they then immediately after receipt of the deposit informed us that the flat was not available for the dates required. they then refuse to refund the money. We will be taking them to the small claims courts.

Google Bad Review (2):  We stayed at Minerva Court on Bowling Green Lane. It was a less than satisfactory experience. Traffic noise and late night partying was very loud. We are a family of four and they gave us only 2 rolls of toilet paper and 1 bar of miniature soap for the 5 days we stayed. The location is too far from a major Tube line which required train changes to get to the heart of London. The internet connection was weak and for 23 Pounds, only one device could be used at a time. Some of the appliances and lamps were too far away from the minimal outlets to be of use. There was a pot to heat water for instant coffee but no outlet in the kitchen to use. Clerkenwell is a nice neighborhood on the outskirts of the tourist areas of London, but we would recommend finding a more hospitable place to stay. The people at the leasing office (Acorn) were all very helpful.
