Google Bad Review 1:  There are many things that are bizarre about JFM. One thing, e.g., is that every time you raise an issue with them – they try to say that “no one else complained”. We had a problem with the intercom not working. They wouldn’t start looking into it until ten leaseholders came forwarded.

Google Bad Review (2):  JFM have been managing the Development for just under 1 year. The original Property Manager JFM put in place resigned from JFM soon after JFM”s tenure began. The second Property Manager finally came onboard a couple of months into the contract.

In the 1 year, JFM have failed to progress/conclude long term major issues despite promises at the start that they were well versed on how best to progress these issues. Sadly JFM’s behaviour from top down was nothing short of unacceptable as they made excuses for not meeting their obligations to progress major issues. I need up spending significant amount of my own time to manage these issues and get them progressed. This is despite JFM being paid to manage the Development.

The excuse from JFM was they received too many emails from me. They also indicated delays were because the Property Manager was busy on another complicated Development. Again, despite JFM being paid to also manage the Development I live in.
Emails from various leaseholders were not answered for weeks into months let alone actioned.

As soon as we started to hold JFM accountable they tried to push the blame back to me. JFM then. attempted to find ways to “pick” on me until I called them out on bullying. I noted a similar feedback from another reviewer below which implies this is JFM’s strategy. Unfortunately they did not succeed with me. This behaviour is unacceptable and should be called out.

Other examples of JFM's unprofessional behaviour and in some cases breach of contract are listed below (all of which can be evidenced):
1. JFM's management severely criticised the existing insurance brokers when we rejected their request to transfer the policies to JFM's brokers. We requested both parties to revert with quotes which we would review and determine what was best for the Development. JFM's Brokers finally reverted with policies where the quotes were based on inaccurate and incomplete information. This was clearly an attempt to remain competitive but I felt was unethical and could have put Leaseholders in a difficult position should there be a claim and this came to light. But JFM didn’t care as they would no longer be managing the Development at this stage. I repeat unethical and unprofessional.

2. JFM have repeatedly failed to provide transparency on issues and this is ongoing despite being on their notice period. They have a tool called Asana which was rarely kept up to date.

3. JFM on more than one occasion misrepresented the truth (can be evidenced). This resulted in embarrassing situations between myself and the Landlord and suppliers. When feedback was given, JFM reverted with reasons why misrepresentations could occur and implied this was to be expected.

4. JFM failed to pay invoices on time including utility bills. We came to find out when the utility provider informed us directly in a meeting. Similar story with insurance where payments were outstanding for over 2 months.

5. Fire risk issues were raised in November 2021 which JFM failed to notify us and importantly failed to resolve. I noticed the risk in May 2022 purely by chance and have been getting it resolved.

6. JFM onboarded a M&E Engineer without any handover and this engineer has now supposedly discovered assets that need maintenance/servicing which wasn’t included in the original contract and has said that the contract price needs to be increased.

7. JFM have also failed to answer accounting questions, failed to provide transparency on the balancing charges etc

8. Whilst on their notice period JFM continue to ignore their contractual obligations leaving Leaseholders and the RTM Directors to pick up the management of issues ourselves.

8. I finally raised a formal complaint through JFM's Complaints Process and was told by JFM's management that they had blocked my emails.

JFM also told us that they have not made any money on our Development, this was shortly before they resigned.

Management at JFM are fully aware of the above and I strongly believe this is the top down culture.
