Google Bad Review:  I've been living in London for 5 years and this was probably one of the worst experiences. It started when we received an email from the agency telling us that we would have had a viewing for the flat we were living in the next day. We didn't understand as we were not moving out, so we email them back asking for clarification, we received an answer that just confirmed the viewing, not a clarification.

We had a look on Rightmove, thinking the worse and we found our flat was on the market, only 3 months after we had moved in, and the way we were told was with an email informing someone would be coming to our flat to see it (even though according to the contract we could have easily denied viewings, so they had no rights organizing one without asking us in advance).

Other problems we had with them:

• One of the agents came into the house without ringing or knocking while I was at home working, giving me a massive scare as I wasn't expecting anyone to come in.

• While showing the house (we were out this time), someone didn't lock the door (the door if not locked, would just be open for anyone as the door handle was also outside).

• Once we had cold water in the house for over 2 weeks and they kept sending the same plumber that had no idea what the problem was (he came at least 3 times and every time he himself said he didn't know what the issue was).

• Every time there was any request on our side (being more flexible with the move out date – especially as we were forced to move only 6 months after we moved in, deposit etc..) they openly sided with the landlord so we felt powerless more than once.

Dishonest owner with overly complicated T&Cs, which are not honoured if reversed. Owner had a different company the same premises previously and when they fell out, and they closed for over 3 weeks, she did not honour any credible refunds – just took the money, despite promising to refund on a number of occasions. They missed appointments, confused appointments – and one time were even closed when I turned up for an appointment. Again, be very careful

Google Bad Review (2):  Had lip fillers done here and would never trust them again the girl used me as a test dummy and bursted the injection in my lip and liquid poring down my face, the owner simply said it wasn’t Abbie’s fault for her using a product on me she’s never tried without my say so. Francesca is very unprofessional, she simply replied it wasn’t her fault so whose fault was it then? The fillers was rubbish didn’t last long and she only place them in my bottom lip. Extremely unhappy with their services, therefore I would not recommend this agency.

Google Bad Review 1:  I've been living in London for 5 years and this was probably one of the worst experiences. It started when we received an email from the agency telling us that we would have had a viewing for the flat we were living in the next day. We didn't understand as we were not moving out, so we email them back asking for clarification, we received an answer that just confirmed the viewing, not a clarification.

We had a look on Rightmove, thinking the worse and we found our flat was on the market, only 3 months after we had moved in, and the way we were told was with an email informing someone would be coming to our flat to see it (even though according to the contract we could have easily denied viewings, so they had no rights organizing one without asking us in advance).

Other problems we had with them:

• One of the agents came into the house without ringing or knocking while I was at home working, giving me a massive scare as I wasn't expecting anyone to come in.

• While showing the house (we were out this time), someone didn't lock the door (the door if not locked, would just be open for anyone as the door handle was also outside).

• Once we had cold water in the house for over 2 weeks and they kept sending the same plumber that had no idea what the problem was (he came at least 3 times and every time he himself said he didn't know what the issue was).

• Every time there was any request on our side (being more flexible with the move out date – especially as we were forced to move only 6 months after we moved in, deposit etc..) they openly sided with the landlord so we felt powerless more than once.

Google Bad Review (2):  Unscrupulous and dishonest to the core. A few years ago – through Butler and Stag – I moved into a one bedroom flat in hackney that was infested with fleas. I immediately moved out (for a month) to a friends house whilst the flat was fumigated, but Butler and Stag forced me to continue to pay rent, saying I had no legal grounds for compensation. Avoid this company at all costs – especially as a tenant. They have no morals or common decency.
