In more detail my issues are:

Work not being compete 5 months after the job commenced.

3 staircases being required, one of which wasn't to contract specification, the next LMB insisted was complete until an expert condemned it as unsafe. The most recent was assessed by the same expert as unsafe and incomplete despite LMB again insisting it was complete.

Denying there was an issue with the flat roof until both a surveyor and the manufacturer said that the installation was not up to standard. LMB then trespassed on my property and started work despite specific instructions not to, leaving the roof incomplete and not weather tight. When they finally returned to “put it right” they did not conduct the repair in line with manufacturer requirements.

Denying there was a problem with the loft floor then, once confronted with expert evidence, making several failed attempts to fix it. Every time they told me the job is compete, it wasn't and still isn't.

Telling me that they had fixed the guttering but when I went on to the scaffolding this weekend it was clear that nothing had changed. There was still water pooling in the guttering and the downpipe from the roof had not been sealed as recommended by the surveyor.

Claiming that the main roof was finished until a chartered surveyor demonstrated otherwise. They never addressed some of the issues with the finishing of the main roof raise by my surveyor.

The overwhelming cause of the delays was LMB refusing to progress work until I made the next stage payment, despite them not having completed the work required to complete the stage as set out in the contract.

I've was extremely reasonable giving several opportunities to fix each of the defects I, or the experts I had to engage, identified. Almost every time I've spotted a defect they denied there was a problem until I commissioned a report.

UPDATE March 2019: Having commissioned a structural engineer to look at the undulating, bouncing, floor, I have discovered that LMB installed fewer joists, and thinner flooring than specified in the plans and there are numerous other issues with the floor structure which will cost several thousand pounds to remedy. Work started in August 2018 and is not complete.

At the end of last year I finally gave up on LMB being able to fix the problems and decided that I would find my own tradespeople to compete the job. I need to replace the flat roof, compete the above structural work on the floor, potentially get a new staircase if the level of the new floor has to change on top of the plastering and 2nd fix plumbing and electrics that I expected to be outstanding.

Google Bad Review (2):  I didn't use this business but invited them to tender for my extensive conversion and extension work.
Very disappointing experience with LMB, after making an initial poor review on google complaining about the conduct of there Managing Director I was persuaded to remove the review and was sent an apology letter. The Managing Director then said that if I would still like them to quote for the work they would be happy to do so. I made contact directly to the MD again to be told that they are now booking work for November, I checked this directly with the Croydon office and was advised that current build start dates were end of August / 1st week of September. To find out that I was lied to by the MD left me highly disappointed and I would encourage anyone looking to have them quote for your extension / conversion projects to consider the owners professionalism and the effect this might have on his company as a whole before doing so.
