Google Bad Review 1:  Very sadly, I entrusted Michael Bennett of BestGapp with the letting of my property. A security key was given to an un-Named tenant whose background had never been properly checked, and who appears to have lived at my property in addition to the Named tenant. I discovered my property was seriously dilapidated after only 3mths when I initiated the Q1 inspection that Michael had failed to. After refusing to either act in or represent my interests at all, I was obliged to fire BestGapp. Tenant left, but – yet again in breach of the AST and apparently on the advice of Michael – failed to professionally clean the property, having also taken belongings of the property. BestGapp have held a lien over the deposit that I paid them to register at the DPS against my property and have refused to allow the DPS to adjudicate, which I believe to be illegal (criminal). A hugely stressful, distressing and time-consuming experience that BestGapp have ensured through their adversarial conduct cannot be resolved amicably. The damage to my property exceeds the net rent achieved by BestGapp by a factor of 2-3x. Unregulated (until proven otherwise) Cowboys! Myself and my property were placed at virtually unlimited Risk through my misplaced Trust in BestGapp. I am also pending an explanation of why I was billed a rate >30% higher than that charged by the high-end cleaners used by The Grosvenor Estate for the pre-check-In Cleaning of my property by a small firm I had never heard of, especially when my property had been left in immaculate (mostly brand new) condition in the first place. In this context, highly suspicious!!

Google Bad Review 1:  Poor experience due in most part to inadequate communication from the agency. Rented for 12 months with the agency. Initial inventory never approved with tenants as the agency took the inventory nearly one month after move in. Never told the correct procedure to report issues. No communication from agency on move out regarding deposit repayment (tenants had to chase repeatedly) and when deposit was repaid the agency did not document deductions.

Put simply, poor communication all around.

Google Bad Review (2):  An absolute nightmare for tenants. Tried to push us into a higher rent contract even as heating and plumbing in the property were repeatedly failing. Boiler failed 6 times before they pushed the landlord to replace it, resulting in about a week without hot water in winter. Refused to compensate us by discounting rent. I have lived in a property they manage for only 6 months and am seriously considering moving solely based on the unending frustration of dealing with them. Avoid!

Google Bad Review 1:  I rented from Grey & Co about 4 months ago, as I was desperate for a property, they were very helpful and quick to forward the process and for me to pay the finances.
*** HOWEVER, things took a turn for the worst when I informed them that I wanted to vacate and following thru my breakaway clause in the contract. I read the contract thoroughly but when it came to them, they twisted every rule in the contract in their favour I.e the return of my full deposit which they Initially promised at the beginning of the contract that I would receive in full. I now received less than half after reaching out to them multiple times via emails and telephone, I felt ignored and completely misled.
I urge you all to NOT rent with Grey&Co as they WORK closely with difficult Landlords who want to squeeze every penny from you. They will smile for you at the beginning but will not honour anything at the end.

If ur intention is to rent, just stay away from this agency.. had many issue with the propriety one of them was the heating not working in December. (My 80 years old grandma came to visit us on that time) we been sending many emails.. long story short they keep us with no heating for more then one months,winter time, same with shower, we had no shower working when we moved, and it tooks 2 weeks for them to send somebody … I could say a lot more.. but I'll end just saying DO NOT RENT FROM THEM PLEASE…

Google Bad Review (2):  Horrific company, demanding service charge for a building that has not had any form of service in the past few years, no one comes out to check, we reported the roof leaking months and months ago and still no one out. The walls pour with water in the communal areas, right next to electric boxes, huge puddles in the basement from broken flow pipes, stairwells are slippery because they are soaked. Post always goes missing as they haven't bothered to come and change the post area as asked previously. Front door doesn't open correctly and you are constantly fighting with your key. Buzzers/ intercom are intermittent. Lifts constantly stink!! When Ray owned the service charge at least he kept it up to scratch. Staff can't be bothered on the phone and still demand payment each month! Not worth it. Rip off and a hugely dangerous, there are a few of us that are going be reporting them to the ombudsman and the local council.
